Updated Surplus Numbers: Actual surplus 2018 per audit was $85,163.
Boards 2011-2018 implemented policies and procedures with specific goals:
stabilize owner fees, achieve maintenance objectives and achieve annual budget surpluses.
Any surplus was retained by the association.
The board elected in fall 2018 decided to increase owner fees, even in view of a large potential surplus

RED indicates the consequences had boards continued the fee policies prior to 2010,
BLUE indicates actual fees. These moderated when better policies and financial controls were put in place by boards

Vehicle Burglaries

WHEATON, Ill. – The City of Wheaton has recently experienced an uptick in burglaries to vehicles. In the early morning hours of July 5, 2017 alone there were more than 30 vehicle burglaries. One vehicle was stolen when the criminals discovered the keys. In each of these incidents, the vehicles were left unsecured on the driveway of the residence.

To help curb this ongoing problem and deter criminals, the Wheaton Police Department would like to remind the public of the following crime prevention tips:
  • Always lock your vehicle when it is unattended.
  • Do not leave a spare key inside the vehicle unless it is well-hidden.
  • Do not leave valuables inside the vehicle.
  • Use exterior lights or motion detectors on your property to deter criminals.
  • Report suspicious persons or noises immediately to 9-1-1.
