Updated Surplus Numbers: Actual surplus 2018 per audit was $85,163.
Boards 2011-2018 implemented policies and procedures with specific goals:
stabilize owner fees, achieve maintenance objectives and achieve annual budget surpluses.
Any surplus was retained by the association.
The board elected in fall 2018 decided to increase owner fees, even in view of a large potential surplus

BLUE indicates actual fees. These moderated when better policies and financial controls were put in place by boards

College of DuPage Campus Expansion Zoning Meeting

The third in a series of zoning meetings will be held on Thursday, June 7 2012 for the expansion of the college to within 100 feet of our eastern boundary.

The college is planning to "build a three story office building (not to exceed 45 feet in height) about 100 feet from the rear of the buildings along Lakecliffe, a one story water treatment building about 40 feet behind Salisbury Court, and a 120 foot water tower behind Gloucester Court," according to today's notice.

It is the opinion of management that "This COD expansion will greatly reduce the home values for owners since all of these items zoned for expansion will be within 100 feet of owners homes."

Location of the Meeting:
The Zoning Board of Appeals (ZBA) Recommendation Meeting to be held on Thursday June 7, 2012 at 6:00 P.M. in the Cafeteria of the County Administration Building, 421 North County Farm Road Wheaton, IL 60187.

My Recommendation:
It's recommended that BLMH "residents" be at the meeting. This is where the rubber meets the road. Talk in this association is easy for some owners who expect others to get the job done. This is the time for the "98 percent" to show up.

Note: 
  1.  I know, the official association website lists the first meeting on May 10 as "Breaking News" and ignored the second meeting.  I am not the board member responsible for the association website.
  2. The notice provided by management to the residents mistakenly listed the date of Thursday as "June 6." That will provide an opportunity for people to complain instead of getting into action. But what should I expect?
